Million dollar homes in the greater Lansing area are selling faster in the hot market

There’s still a housing market for sellers in Greater Lansing, local real estate agents say, with homes priced around $ 200,000 that often sell in days. But homes priced at $ 1 million or more also sell faster.

Real estate agent Lynne VanDeventer, who has spent more than a decade selling homes, said that in many cases, million dollar listings are sold within a year of launch.

That’s half the average time it took before the pandemic, said VanDeventer, who currently represents three of the region’s most expensive homes for sale.

“More and more people are realizing that in the Midwest they can get a lot of house for the money, and especially a smaller town, a university town like us,” she said. Buyers often come from outside Michigan, VanDeventer said, moving here from cities like New York, Los Angeles, and Chicago.

“Here they could get a home for $ 500,000 that would cost $ 2.5 million in LA, and they took a job in Michigan State just to have a modern mid-century home and that To have feeling, ”she said. “We have such stories left and right.”

Still, million dollar homes make up a “very small percentage” of Greater Lansing listings, local real estate agent Shelby Miller said. One of the keys to selling is accurate pricing.

“With the internet, and with Zillow and Realtor.com, people can do their own research and find out pretty clearly what a price should be,” she said. “And that would be the problem with more expensive homes, which are $ 3 million in our area but are valued at $ 1 million. If a house has an exact price and it’s a beautiful house, it will sold.”

Here’s a closer look at the five most expensive homes on the market in the greater Lansing area.

A riding stables in Haslett

The nearly 7,000 square meter house at 5820 Shoeman Road in Haslett offers space, privacy and accommodation for riders and their horses.

At $ 2.59 million, it’s also the most expensive home on the market.

The house, built in 1994, is located on 182 hectares. Inside there are seven bedrooms, six bathrooms and a guest suite.

There is also a six car garage, tennis court, and sunken pool on the property.

An 11,000 square meter arena was renovated in 2014 and has 32 horse stalls. The facility enables indoor riding, lessons, boarding and barrel racing. There are outdoor stables on the fenced property.

“It’s not every day that you run into something in all of this,” Brown said. “It’s just a very unique piece of land. It’s definitely for horse people and people who want land.”

A modern home in East Lansing

The custom-built, nearly 11,000-square-foot brick home on Pine Hollow Drive in Whitehills Woods, East Lansing, costs $ 2.3 million.

It was built in 1993 and sits on just under one and a half acres overlooking a pond in the subdivision.

The modern design includes floor-to-ceiling glass windows, skylights, and ceilings that are over 20 feet tall. The two-story home has four bedrooms, six bathrooms, a formal dining room with a wet bar, and a sunken pool.

The large foyer of the house leads into a large room and has a three-story glass staircase.

“It’s a very dramatic house,” said VanDeventer, who represents it.

A two-story garage “could house a variety of cars,” VanDeventer said, making it an “absolute find” for car collectors.

“If you look at it, you can tell that it is definitely something special,” she said.

‘Grand Cayman Style’ property in Mason

The 6,000-square-foot property for sale at 1465 Willoughby Road in Mason is less than 15 minutes from Meridian Mall and closer to the freeway, but offers privacy and space.

“Anyone looking for a sense of privacy, an oasis, has come to the right place,” said VanDeventer.

It has four bedrooms, six bathrooms, and costs $ 2.2 million.

The house has a metal roof, a third floor dome overlooking the property and a large porch. There’s also a library with French doors, a stone fireplace, and built-in shelves and cupboards.

There is a heated pool house with a kitchen, full bath and changing room and a finished barn on the property with bath and a sunken pool.

The house’s two-story foyer features curved stairs flanking both sides, molded wooden double doors, marble floors, inlaid tiles with gold leaf accents, and a Swarovski chandelier overhead.

“It’s just amazing,” she said. “And you can see from the front to the back of the house with these beautiful curved solid wood stairs.”

A mid-century modern from 1969 in East Lansing

This mid-century two story modern home at 507 Woodland Pass in East Lansing was built in 1969 more than five decades ago.

“It has had several additions, but the house flows like it was always built the way it is,” said VanDeventer.

With almost 8,500 square meters, the house is located on almost one hectare in a cul-de-sac. It has five bedrooms, six bathrooms, and costs $ 1.295 million.

Inside, according to VanDeventer, there are two main suites with high ceilings, wooden floorboards and beautiful views of a park at the rear of the property.

The lower level of the home includes a theater and fitness room, and there is a three car garage and recreation building on the property.

“The nice thing about this one is that it’s walking distance to MSU and restaurants,” said VanDeventer.
